The following information is provided to help avoid possible disputes involving future claims and responsibilities of your Homeowners Association Insurance.

       “The board shall have the authority to and shall obtain insurance for the property, exclusive of the additions within, improvements to and decorating of the units or Limited common elements by the unit owner…”

       “The board shall not be responsible for the repairs, replacement or restoration of any wall, ceiling or floor decoration or coverings or furniture, furnishings, fixtures, appliances, doors or windows, or equipment installed by a unit owner or occupant…”

       “Each unit owner shall be responsible for obtaining his/her own insurance on the contents of his/her own Unit and the Limited Common Elements serving his/her unit, as well as additions and improvements thereto, decorating, furnishings, and personal property therein, and personal property stored elsewhere on the property…”

Each Unit Owner should carry a personal policy that provides coverage for

• Furniture
• Personal Property
• Decorations
• Fixtures, appliances, equipment installed by owner
• Floor Coverings/Wall Coverings
• Improvements/betterments including doors and windows
• Liability
• Damage to another unit or damage from another unit(ie, water damage)
